In Demand: Housing in Tantramar - Is There An Argument In Favour of Funded Costly Co-Op Housing Projects?

[Moncton] Sackville Developments - Page 19 - SkyscraperPage Forum

Salem Properties Inc., would include two new streets. Sheppard Lane would run directly off Queens Road, while Basinview Drive would run parallel to it.

"Town Councillor Bruce Phinney pointed to the $1.1 million rebate that developer John Lafford received for his six-storey, 72-unit apartment building at 131 Main Street and the $1.5 million Lafford and partner Mike Wilson received for a building currently under construction at York Street and Ford Lane with a total of 97 apartment units and about 10,000 square feet of commercial space."

"Council also approved Eric Tusz-King’s application on behalf of Freshwinds Eco-Village Housing Co-operative for a rebate of more than $1.8 million. The co-op plans to build 68 residential units on its property at 64 Fairfield Road with an estimated value of $24 million."

"Council OK’d Artie Kenny’s application on behalf of Salem Properties Inc. for a rebate of $1.5 million. The company is planning to build a total of 87 residential units on its property at 112 Queens Road at an estimated value of $20 million."

"Percy Best says:

Using the given figures above, I am wondering why the Salem Properties Inc project seems to be estimated at $230,000 per unit while the Freshwinds Eco-Village Housing Co-operative is estimated to be $353,000, or over 50 percent more per unit."

Percy Best points out the obvious... that the heavily subsidized co-op housing is MORE costly and not a good investment of money.. and it also undermines the model of private development and private property ownership.

Some commentary on the article here:

"Wayne Feindel says:

Thomas Sowell an American economist identified a Paradox in the flow of money. There seemed to always lots of money for more bureaucrats, but never enough to provide the Doctors and nurses and other staff to actually make a difference. Education is also an example of this paradox .Anglephone East District Education council minutes 2015 , show that 25 more office stvaff was hired to supposedly direct resources to teachers. The same year teachers were being layed off.
Tantranar Town office staff exploion on day one was identified in 1996 as the unintended consequences of amalgation and why it was bad.. Each councilor with no file or reponsibility brings home more cash than the whole former Council of Dorchester including the Mayor until January 1 2023. Offices look very busy but very little actually marches any where then on paper.
It is the story of N B. Victory for the Liberals pandering to the stupidity pandemic, but the cost was easily a million. The Education department didn’t protect the students while Iwas on the board and spent $148 000 to make sure that parents the first educators were blocked from Ombudsperson.
A Depression is coming so WE need serious down and out debate onHousing . How many rooms in your home are you willing to set aside for the homeless. During the Second World War there three families in my former residence Arrived in Dorchester 1966 as part of recruitment to meet the baby boom. Three teachers and a family of four in one house. Tantramar and Canada are broke or worse. Defund the Town office and departments now.. Citizens in wards need to pressure the Council to demand a file and reponsible participation. That will sent a message that there is no way we have to listen about the death of Demoracy in USA because Trump a symptom of dumping citizens for the elite .
Boot ” policy goverance” out and return your Council to the front bench.
I know! The guy that came up with this new system is a clinical psychologist but in a creises it doesn’t work and runs communities into the ground and worse defunds key services and breaks the Town. Thirty year’s of knowing this in New Brunswick is crazy to continue with a vad strategy.."

"S.A. Cunliffe says:

I enjoyed watching the consensus building session and sampling snacks… it was worth my time to take in the shenanigans and connect with others around here in real life.
As I was unable to address the crowd when I approached the microphone in my “Advocate” cap and stood next to Andrew Black, I can only tell you this much – his attempt to control the narrative by not allowing me to speak to his crowd and manage the narrative at a so-called information seeking public session is weak behaviour. CAO Jennifer Borne was gracious and went to bring me a glass of water when I arrived with my big #BringBackBeauty signage. As a long time resident who does have a “stakeholder” interest here I am always baffled that Julia Feltham pops up to make sure we all know she is on the job in her capacity as “facilitator” – in this case a two day session – but do we know how she is compensated for her time and energy? By the town? By an outside agency? Who? As well.. is it possible that the man who spoke out about his inability to get an apartment project built here [RBDobsonHomes] is indicative of a more common complaint indicating a culture of interference with private property owners and their developments? Discuss amongst yourselves. What about a little transparency Andrew Black — whatever you all were up to on Day 1 when various “stakeholders” gathered behind closed doors, their discussions must have been worth listening to…too bad we were not invited in."

"Elaine MacDonald says:

Wayne – ” From B C. to Nova Scotia, Tantramar now exhibits literally overnight too many petty regulations (height of grass) and ballooning taxes just to feed the bureaucracy ( propagandist) in town hall. ”

Kind’a reminds me of HOA’s in the States. Maybe that’s what Tantramar is now, just one big HOA?"

This Week in Town Hall with Mayor of Tantramar Andrew Black....

More here as the Town Hall deploys the "Delphi Technique" on the public:

UK-Born Canadian on X: "Deploying "Delphi Technique" with Tantramar this week includes invited non-profit housing facilitators with U.N.compliant Mayor Andrew Black; "Climate Action Plan" is now being prepared as recommended by tourism manager Ron Kelly Spurles by funded Eco-EOS Energy paid thousands $. https://t.co/eRYKMQkXQf" / X

If you are not familiar with the "Delphi Technique" then look up the videos at Youtube to understand.

Such as this one:  Resisting the Delphi Technique

Mount Allison University's coverage of this gathering is here:

Public invited to share housing concerns this Saturday » CHMA, Voice of the Marshes

"Housing will be the topic of conversation at Tantramar’s municipal office this Friday and Saturday, as the Mayor’s Roundtable on Housing hosts its first major event.

A Friday stakeholder session featuring provincial and federal agencies is not open to the public or the media, but Saturday’s session will include an open mic for residents to share their experiences and concerns, says Mayor Andrew Black. Saturday will also include presentations on student housing, planning rules, non-profit housing, co-op housing, and ageing in place."

"Black says he’s hoping the sessions will help council understand the housing needs in the region."

“The problem that the mayor’s roundtable has is that it’s just, you know, a group of us that are operating somewhat in a vacuum,” says Black. “We want to make sure that what we’re talking about makes sense, so we decided to have this two-day housing event.”

Friday will be a “targeted stakeholder session,” says Black, with representatives from the New Brunswick Regional Development Corporation, the Canada Mortgage and Housing Corporation, developers, and mortgage specialists, all “sitting in a room talking about their organizations and the connections between municipalities and housing concerns.”

Though members of the public and media will not be permitted to observe the session, the municipality has hired a visual graphic recorder to document what’s said. “That information will be carried over into Saturday,” says Black, “which will help form the conversation that we have with the broader public.”

Saturday’s session ends with a plenary to bring together information from both days and come up with “next steps for the municipality,” says Black.

“Over the next couple of months the mayor’s roundtable will compile a lot of that data and see what next steps are,” says Black. “At the very least, I’m hopeful that we’ll hear from the public so that we can get a sense of broad and specific housing concerns within the municipality. So as a council, we can hear that.”

There’s no registration for Saturday’s event and all are invited. Snacks and refreshments will be provided."

Reminder - Andrew Black - Mayor of Tantramar Has No Idea What He is Doing

Conferencing and photo ops... and not much else.

Black advised us last night on the livestream that he will be dying his hair pink [cancer fundraiser]... I think he just enjoys trolling the general public at this point.. he's paid a few bucks to do it.. so why not eh?  Things on his plate coming up:  'a housing roundtable' where the special included minions and staff at Town Hall spend $5K to 'invite stakeholder folx in' and set up a blabbfest of people talking about housing... BUT the last time I checked here "talkers" don't build anything.. builders build.  Get out of their way and let them build..... Simple.

Poor Debbie [first female Mayor of Dorchester].. she's now reduced to a petty tyrant's orders... shut down again last night by Black on the Town's Youtube livestream..  if you can't discuss anything in the Town Hall meetings.. what's the point?
